Whether you are strolling along the small shops on East Capitol Street, wandering through Eastern Market, enjoying the excellent restaurants in nearby Barracks Row or actually visiting the US Capitol, you will likely feel the close-knit community and relevant history that Capitol Hill offers. As a residential community that includes members and staff of Congress (not to mention the obvious location of the US Capitol and House and Senate office buildings), Capitol Hill is essentially a middle-class collection of Victorian row houses bounded by F Street and Pennsylvania Avenue to the south and east, South Capitol Street to the west, Maryland and Massachusetts Avenues to the north and East Capitol Street through the middle of the neighborhood.

Capitol Hill has had several growth spurts since its beginnings in the 1790s, all closely mirrored by the growth of government. What I love about Capitol Hill is that it has remained a community. Past the federal government buildings, the Hill is a series of quiet streets and markets, popular bars and restaurants as well as a community center. It is not easy to maintain a sense of neighborhood given its proximity to the halls of power, but Capitol Hill has done it.

Within the Capitol Hill community is Eastern Market, with its excellent reputation for quality produce, prepared foods and meats and fish, along with many, many booths of handmade gifts and small restaurants (check out Acqua al 2 on 7th St., SE). On nearby 8th Street is Barracks Row with some of the best dining in the City, including Rose’s Luxury and Garrison, favorites of ours.

Residential real estate is a relatively calm growth market in Capitol Hill. According to our MRIS data, which is the most current and well-maintained data in the industry in my opinion, Median Sold properties in Capitol Hill are $857K, up 15% from the same period last year, and Median Price Per Square Foot is $588, a 5% increase year-over- year. Median Days on Market is 8, competitive as you would expect in this sought-after neighborhood. While there are many qualified real estate organizations that are tracking sales in this market, these few numbers point to the essentials: Capitol Hill is a delightful and well-priced, high-demand community that reflects the personality of its residents.
